Some village operators or sales managers will market their new units over their 2nd hand units. This is understandable as the operator already has the money from the 2nd hand unit and in many cases is still collecting a weekly fee from the vacant unit unlike the new unit. The RVRANZ have signed declarations from residents stating that this is exactly what happened in their experience. Some operators will also market new units with shared capital gain (to get people in) but remove the incentive on 2nd hand units. This incentivises new unit sales and undermines the sales process for existing units.
